The Critical Clarification: No Fees for Rent or Mortgage Rewards

Let’s address the biggest concern upfront. On January 16, 2026, Bilt Founder & CEO Ankur Jain sent a direct message to all members confirming: Bilt cardholders will never be charged a fee to earn rewards on rent or mortgage payments.

This statement addresses the initial confusion that followed the Bilt 2.0 announcement. While the earning structure has changed, you’re never paying out of pocket to earn points on housing – which sounds great in theory, but is a little more complex than Bilt has led on – more on that later in this post.

The Three Bilt Cards: Which One Makes Sense?

Bilt 2.0 introduces a tiered card system designed to reward members based on how much they engage with the program.

Bilt Blue Card ($0 Annual Fee)

This is the entry-level option and closest replacement for the original no-fee Bilt card.

Key Features:

  • No annual fee
  • Earn 1 point per dollar on everyday spending
  • Earn up to 1 point per dollar on rent and mortgage payments (based on your selected earning structure)
  • 4% Bilt Cash on everyday purchases (if you choose the Bilt Cash earning option)
  • No foreign transaction fees
  • Welcome bonus: $100 in Bilt Cash after approval

Best for: Renters or homeowners who want to earn points on housing payments without paying an annual fee, and who don’t need complex bonus categories.

Bilt Obsidian Card ($95 Annual Fee)

The mid-tier option, likely the sweet spot for people who spend heavily on food.

Key Features:

  • $95 annual fee
  • Earn 3 points per dollar on dining OR groceries (you choose which category, up to $25,000 per year)
  • Earn 2 points per dollar on travel
  • Earn 1 point per dollar on all other purchases
  • Earn up to 1 point per dollar on rent and mortgage payments
  • 4% Bilt Cash on everyday spending (if you choose the Bilt Cash earning option)
  • $100 annual Bilt Travel portal hotel credit ($50 twice per year)
  • Welcome bonus: $200 in Bilt Cash after approval

Best for: Heavy dining or grocery spenders who want stronger multipliers without a premium annual fee.

Bilt Palladium Card ($495 Annual Fee)

Bilt’s premium card, representing the most significant shift from the original product.

Key Features:

  • $495 annual fee
  • Earn unlimited 2 points per dollar on all everyday spending
  • Earn up to 1 point per dollar on rent and mortgage payments
  • 4% Bilt Cash on everyday purchases (if you choose the Bilt Cash earning option)
  • $400 annual Bilt Travel portal hotel credit ($200 twice per year)
  • $200 annual Bilt Cash
  • Priority Pass lounge membership
  • Welcome bonus: 50,000 Bilt points after $4,000 spend in three months, plus Gold elite status

Best for: High spenders who value simplicity with a flat 2x earning rate on everything, and who can fully utilize the travel credits to offset the annual fee.

The Most Important Update: Two Clear Options for Rent & Mortgage Earning

When you activate your Bilt Card 2.0, you’ll choose one of two reward structures for housing payments. You can switch between them monthly, with changes taking effect the following month.

Option 1: Automatic Tiered Points (Simple & Fee-Free)

This is the “set it and forget it” option.

How it works:

  • Pay rent or mortgage with no transaction fee
  • Earn points automatically on housing based on your everyday spend ratio
  • No Bilt Cash involved
  • The old 100,000-point annual cap is gone — rent and mortgage points are now unlimited

Earning Rate Based on Everyday Spend:

Everyday Spend vs Rent/Mortgage Points on Housing
Spend ≥ 25% of rent/mortgage 0.5× points
Spend ≥ 50% of rent/mortgage 0.75× points
Spend ≥ 75% of rent/mortgage 1× points
Spend ≥ 100% of rent/mortgage 1.25× points
If you don’t hit any threshold, you still earn 250 points per month

Example: If your rent is $2,000 and you spend an additional $2,000+ on the card that month, you earn 1.25× points on rent automatically — that’s 2,500 points on your rent payment.

Best for: People who want predictability and simplicity without managing Bilt Cash offsets or redemptions.

Option 2: 4% Bilt Cash System (More Flexibility)

This keeps the more flexible system Bilt initially introduced.

How it works:

  • Pay rent or mortgage with no transaction fee
  • Earn 4% back in Bilt Cash on everyday purchases (on top of base points)
  • Use Bilt Cash to:
    • Unlock points on housing (every $30 Bilt Cash = 1,000 points, up to 1× of your payment)
    • Redeem for credits across the Bilt ecosystem
    • Unlock special perks like higher transfer bonuses or exclusive experiences

Best for: Heavy spenders outside of rent who want maximum flexibility in how they use their rewards.

What You Can Actually Do With Bilt Cash

On January 21, 2026, Bilt released the complete Bilt Cash redemption catalog. This is where the program gets interesting (or potentially overwhelming, depending on your perspective).

How ALL Members Earn Bilt Cash

Regardless of which card you have:

  • Automatically earn $50 in Bilt Cash for every 25,000 Bilt Points you earn toward status
  • This is earned in addition to your regular points, not replacing them
  • You earn points the same way you always have: on rent, housing, and neighborhood spend

For Bilt Cardholders:

  • Annual Bilt Cash upon activation (amount varies by card tier)
  • Option to earn 4% back in Bilt Cash on everyday spend (in addition to points)

What Happens If You Don’t Upgrade?

Bilt gave current cardholders until early February to upgrade. If you choose not to upgrade to Bilt Card 2.0:

  • Your current Bilt Card will be deactivated on February 7, 2026
  • Your Bilt membership remains intact (points balance, status, and access to Bilt services)
  • Wells Fargo will issue you a Wells Fargo Autograph® Card to replace your existing account
  • You can keep this account open or close it at any time by contacting Wells Fargo directly

Other Key Details Worth Knowing

  • BiltProtect is now required for housing payments (your rent/mortgage is paid off automatically within 24 hours so you don’t carry a balance or accrue interest)
  • Points never expire
  • You can pay rent or mortgage for multiple homes
  • Tier status (Silver, Gold, Platinum) still works the same and lasts through the following year
  • The old 100,000-point annual cap on rent is gone, rent and mortgage points are now unlimited

The Bottom Line: Is Bilt 2.0 Worth It?

Bilt is transitioning from a simple “earn points on rent for free” program to a comprehensive lifestyle rewards ecosystem. Whether this makes sense for you depends entirely on your spending patterns and which benefits you’ll actually use.

The math gets interesting when you consider:

  • Palladium cardholders earning 2× on all everyday spend can quickly accumulate Bilt Cash
  • The $400-$1,200 in annual travel portal credits can significantly offset annual fees
  • The Bilt Cash redemption catalog provides real dollar-for-dollar value if you use the right categories

But it requires more effort:

  • Managing monthly Bilt Cash redemptions across multiple categories
  • Choosing between two different rent/mortgage earning structures
  • Navigating staggered launch dates for new benefits (many start March 1)

For high-engagement users who route significant everyday spend through the card and actively use the Bilt ecosystem, this could deliver substantial value. For casual users who just want to earn points on rent without thinking about it, the tiered automatic points structure (Option 1) keeps things simple.
